San Diego has some of the most favorable ADU regulations in the state right now. In 2025-2026 we permitted and built 23 ADUs from 480 sq ft studios to 1,050 sq ft two-bedroom units.
Current San Diego ADU Rules (2026)
- Up to 1,200 sq ft on lots 6,000+ sq ft (with some exceptions)
- No parking requirement if within 1/2 mile of transit
- Can be placed in side or rear yard setbacks in many cases
- Junior ADUs (inside existing home) have separate fast-track rules
Realistic 2026 Pricing (Turnkey, Permitted, Inspected)
- 400-550 sq ft studio / 1-bed: $92k – $128k
- 650-850 sq ft 1-2 bed: $138k – $179k
- 900-1,200 sq ft premium 2-bed: $195k – $265k
All pricing includes full foundation, electrical 200A upgrade if needed, plumbing, HVAC, finishes, and final CO.
The Permit Reality
San Diego Development Services is currently averaging 47-68 days for ADU permit approval when submitted complete. We maintain a dedicated permit expeditor relationship that shaves 2-3 weeks off average timelines.
