How to Choose a Licensed General Contractor in San Diego
We've seen too many homeowners get burned by the lowest bid. Here's the framework we actually use when friends ask us who to hire (even when it's not us).
The Non-Negotiables
- Active CA Contractor License (verify at cslb.ca.gov) — check for complaints and suspensions in the last 5 years.
- Current General Liability ($1M minimum, we carry $2M) + Workers Comp.
- Real local office or yard you can visit — not a PO Box or "we meet at Starbucks".
- Recent references from projects within 12 months in your exact city.
- Written warranty on labor (minimum 2 years, we do 5 on structural).
Red Flags We See Constantly
- "We can start next week" on a $60k+ project (legitimate contractors are booked 6-14 weeks out in 2026).
- Cash discount of more than 8-10% (they're dodging taxes or insurance).
- No portfolio of completed work with before/afters and client names you can actually call.
- Subcontractor-heavy model where the "GC" is just a middleman with a truck.
